Why Concrete Sinks Here

Concrete doesn't crack and drop on its own — it sinks because the ground beneath it moves. In Southwest Florida the slab is usually poured over sandy fill, and that fill washes and settles over time. Downspouts and irrigation channel water under the edge of a driveway, storm runoff erodes the base, and poorly compacted fill keeps consolidating for years after the pour.

Once there's a gap under the slab, the concrete has nothing to lean on and it settles into the void — leaving a low spot that pools water, a lip that trips people, and cracks where the slab flexes.

How PolyLevel Lifting Works

PolyLevel is the modern replacement for old-school mudjacking. Instead of pumping heavy slurry under the slab, we inject a lightweight expanding polyurethane that fills the void and raises the concrete with precision:

1

Drill Dime-Sized Ports

Small penny-width holes are drilled through the slab at the low points — no demolition.

2

Inject Expanding Polymer

Structural polyurethane is injected below the slab. It expands to fill the void and gently lifts the concrete back toward level.

3

Fill the Voids & Stabilize

The same foam that lifts the slab also fills the empty space beneath it, so the ground can't keep washing out.

4

Patch & Seal

We patch the ports and can seal control joints with NexusPro so water stops getting underneath in the first place.

Because the polymer is lightweight and waterproof, it won't wash away or add load to the soil like mudjacking slurry — and the slab is ready to use almost immediately. Deeper soil problems can call for compaction grouting instead, which we'll flag at the inspection.

Why Local Specifics Matter

Sandy SW Florida fill behaves differently than the soils mudjacking was built for. A repair that just adds heavy material on top of loose, wet sand can settle all over again. Filling the void with a lightweight, waterproof polymer — and sealing the joints that let water in — is what makes the lift actually hold here.

What Drives Concrete Leveling Cost

Concrete leveling is priced by the work in front of us, not a flat per-slab rate. The main factors:

📏
Square footageHow much concrete needs raising is the starting point.
⬆️
How far it must liftA slab that dropped two inches takes more material than one barely off level.
🔢
Number of slabsSeveral separate slabs take more setups than one continuous area.
🕳️
Void size belowBigger washed-out voids under the slab take more polymer to fill.
🚧
AccessTight or hard-to-reach areas add labor.

The only accurate number comes from looking at the actual work. Your free, no-obligation inspection includes a written proposal — and for a deeper breakdown, see our Southwest Florida repair cost guides.

Frequently Asked Questions

Is PolyLevel better than mudjacking?

For our soils, usually yes. Mudjacking pumps a heavy cement slurry that adds weight to already-weak ground and can wash out. PolyLevel uses a lightweight, waterproof polymer that fills the void, lifts precisely through tiny holes, and cures fast — with far less mess.

How soon can I drive or walk on it?

The polymer cures within minutes, so most driveways and walkways are ready to use the same day, often within about 15 minutes of the lift.

Will the concrete just sink again?

The lift fills the void and, when we seal the joints, keeps water from washing the base out again. As long as the drainage issue that caused it is addressed, the repair holds.

Can you level a cracked slab, or does it need replacing?

Many cracked slabs can still be lifted and stabilized — the crack is often a symptom of the settling, not a total failure. If a slab is too far gone, we'll tell you honestly at the inspection.
